Newman, executive vice president of Malkin Properties, the marketing and management agent for the three-building, 810,000-square-foot First Stamford Place office complex. Founded in 1940 and based in Omaha, Neb., National Indemnity has blossomed from its original four-man incarnation into a major arm of the Berkshire Hathaway group of insurance companies. This lease marks the second renewal for National Indemnity, whose tenancy on the second floor of 100 First Stamford Place began in 1995 and will now last through 2020. "We couldn't be more excited to have National Indemnity continue its occupancy at 100 First Stamford Place," says Mr. Newman. "The level of commitment National Indemnity has to its founding principles mirrors the commitment Malkin Properties shows toward its tenants. We will continue to provide the broad range of amenities and hands-on, full-service building management that all of our tenants appreciate and deserve." Mr. Newman represented the landlord in this transaction. The tenant was represented by Rob Martin of Jones Lang LaSalle and Amanda Bokman and Steve Greenbush of CB Richard Ellis. In 2003, First Stamford Place won The Office Building of the Year (TOBY) Award, in the mid-rise suburban office complex category, from the Southern Connecticut Chapter of the Building Owners and Managers Association (BOMA). Enterprise Zone tenants may qualify for an 80 per cent abatement of real estate and personal property taxes on all leased space and owned/leased machinery and equipment for five years, for a minimum annual savings of $4.00 per square foot, as well as for a 25 percent credit against State of Connecticut corporate income taxes for 10 years. Malkin Properties' $8 million property enhancement program at First Stamford Place encompasses fully renovated common corridors, bathrooms, and elevator cabs; tenants-only multimedia conference center with wireless internet access; remodeled fitness center; remodeled and expanded dining facility; relocated and expanded sundry shop; improved interior and exterior directional and identification signage; landscaping enhancements and installation of an energy management system.
